      <title>Selling a mobile home in BC</title>

      <description>&lt;P style="MARGIN: 0in 0in 0pt" class=MsoNormal&gt;&lt;SPAN style="FONT-SIZE: 10pt"&gt;In BC a mobile or manufactured home may not be sold if the CSA (Canadian Safety Authority) or (in the case of old units) a BC electric plate is not attached to the unit. They may not even be offered for sale.&lt;/SPAN&gt;&lt;/P&gt;&#xD;
&lt;P style="MARGIN: 0in 0in 0pt" class=MsoNormal&gt;&lt;SPAN style="FONT-SIZE: 10pt"&gt;The sticker has to be a valid on so if the wiring has been altered since the unit was new technically you have to have the unit re inspected unless a permit was acquired when the wiring was done.&lt;/SPAN&gt;&lt;/P&gt;&#xD;
&lt;P style="MARGIN: 0in 0in 0pt" class=MsoNormal&gt;&lt;SPAN style="FONT-SIZE: 10pt"&gt;I suspect this puts a lot of the mobile home owners in BC in jeopardy as many will have either re painted or re sided the out side covering the label. Many also have added extra rooms and although the wiring may have been done by a qualified electrician the original CSA qualification is no longer valid unless the wiring was done with an electrical permit.&lt;/SPAN&gt;&lt;/P&gt;&#xD;
&lt;P style="MARGIN: 0in 0in 0pt" class=MsoNormal&gt;&lt;SPAN style="FONT-SIZE: 10pt"&gt;The original manufacturers label in one of the kitchen cabinets is no longer acceptable and has not been since 2008.&lt;/SPAN&gt;&lt;/P&gt;&#xD;
&lt;P style="MARGIN: 0in 0in 0pt" class=MsoNormal&gt;&lt;SPAN style="FONT-SIZE: 10pt"&gt;If you are buying a manufactured or mobile home be very aware of this even if the seller can give you the CSA number always look for the sticker. How the lack of a sticker could affect your insurance coverage is unknown by the author however selling a unit without the appropriate sticker could &lt;/SPAN&gt;&lt;/P&gt;&#xD;
